The Three-Content-Type Framework

For every STR property we manage social for, we build content around three types of posts that serve different algorithmic and conversion goals:

1. Anchor Content (Monthly)

High-production, evergreen content that represents your property at its best. Drone aerials, golden-hour exterior shots, full walkthrough Reels. This content lives forever on your profile, gets shared, and converts a curious scroller into someone who clicks through to your listing.

We shoot this 1–2 times per year or after any property upgrades.

2. Seasonal Content (Weekly)

Calendar-driven content: spring break countdown, summer booking push, fall shoulder season deals. Shot with less production overhead (often with our team or with content you send us) and keeps your account active between anchor content drops.

The goal here is reach and recency. Algorithms reward accounts that post consistently.

3. Social Proof Content (Ongoing)

Guest reviews, check-in photos, UGC from guests who tagged your property. This is the most trusted content you can post and most operators completely ignore it. We build this into every management package: monitoring tags, curating the best guest content, and republishing it with permission.

Search, Keywords, and the PCB Algorithm

Hashtags are not the discovery tool they used to be. Instagram capped posts at five hashtags, removed the ability to follow hashtags entirely, and the platform’s own CEO has said publicly that hashtags don’t drive reach anymore. They still serve a purpose (they help the algorithm categorize your content) but they’re not putting you in front of new audiences on their own.

What actually drives discovery now is keyword-optimized captions and on-screen text. Instagram reads your captions and the text that appears in your Reels the same way a search engine reads a webpage. For PCB properties, that means writing captions with real search terms baked in: “Panama City Beach vacation rental,” “beachfront Airbnb PCB,” “Gulf Coast condo rental.” Not as hashtags. As actual sentences in your caption.

Panama City Beach is one of the most searched vacation destinations in the Southeast, which works in your favor. Instagram now indexes public posts in Google search results too, so a well-written caption can surface your content to someone who never even opens the app.

Direct Bookings: The Long Game

The real return on social media for STR operators isn’t likes. It’s direct bookings: guests who follow you on Instagram, see your content consistently, and book directly instead of through Airbnb or VRBO when they’re ready.

That means Airbnb’s 3% host fee doesn’t apply. For operators doing significant volume, building a direct booking audience is worth tens of thousands of dollars annually.
